All properties bought through the CFF will be subject to an independent external RICS survey of which all buyers of CFF property will receive the report. This will not only confirm to you the buyer of the property that it is of good standing structurally but it will confirm its value and allow you to rest assure that their is no way CFF could sell you an over valued property.
As well as this all surveys are subject to fees which could range from £400 to £800 this, of-course will be covered by the Creative Finance Facility.

The Potential Drawbacks

We are Not an Estate Agents!
Unfortunately we do not have thousands of properties in every area of the UK just waiting for you to pick of the shelf! Every property purchased through the CFF will be actively sourced for each client. What this means is that if you have specific requirements to buy a specific type of property on a specific road in an a specific area across the road from your favourite hair salon it will hinder your progress. Clients with broader requirements are guaranteed to have more success with our facility below is an example of a client with acceptable requirements.
Example: 2 bedroom or more, terrace or semi detatched property within a radius of a general area. I.e the town of Stratford in East London
Not all applicants are Accepted onto the Creative Finance Facility!
The Creative Finance Facility provide a fully comprehensive service and all applicants will be professionally screened to insure they meet our criteria. If for any reason applicants do not meet CFF Requirements they will NOT be accepted onto our facility.

Instant Equity
All properties purchased using the Creative Finance Facility will never be acquired using a 100% mortgage. What this essentially means is that all CFF properties offer instant equity as part of the deal!
On average all CFF members acquire 15% - 30% equity per property purchase. If we take our average London property at the value of £252,000 each property purchase could amount to between £38,000 and £76,000 in instant equity!
We make it clear that the Creative Finance Facility have no claim to this equity and all of the equity will be the CFF client who purchased the properties own, to do with as they please.
What could you do with £76,000 per property purchase you made?
We at the Creative Finance Facility will always advise all our clients on the options that are available for drawing down on these funds where possible provide the direct tools and/or contacts to do so if they choose.
